  • Old Mail Road

    The Southern end of Georgian Bay is a landscape intimately tied to the owners, Tom and Katherine, as they both have lived there, either full-time or part-time, over the past twenty-five years. It is characterized by rolling farmland, miles of freshwater sandy beaches and the Niagara Escarpment, a 700 foot bluff home to many ski hills in the area including the latest development from Intrawest, Blue Mountain.

    With three children, a bouncing Labradoodle puppy and a desire to have a cottage near their family in the area, the project started as a weekend retreat but turned into their full-time home shortly after completion. Their original needs were for a 3 bedroom, plus guest, cottage that, despite the small 1.600 sf footprint, could sleep as many as 16 in beds and would provide a base for summer hiking, biking and boating and winter downhill skiing and snowshoeing. The pragmatic need was to design a building whereby children and their guests, could play separate from parents and their guests in a building that was economical to build, economical to heat and expressed the nature of living in the area.

    The home was to be set on an east-facing slope to take advantage of views to Georgian Bay and the ski hills beyond, and was to incorporate sustainable practices including passive heating and cooling.

     

    Site Selection

    The 15-acre site is on the Old Mail Road, about ten minutes from their family in nearby Thornbury. Near the top of the Niagara Escarpment, the Old Mail Road was originally a deer path, then native First Nation route and then mail road from Owen Sound to Barrie. It is now one of the few roads in the area that follows a contour line rather than the survey grid imposed on the landscape by distant surveyors over a hundred and fifty years ago who were interested in quickly settling the land and had little regard for the topography.

    Once the shoreline of Lake Huron’s Georgian Bay and molded by receding glaciers, the properties on the Old Mail Road have generous views of the water and distant ski hills. Though close to nearby towns, the property has a remote feel due to the interruption of the concession and sideroad grid by the rugged Niagara Escarpment. The seven hundred kilometer Bruce Trail, which runs from Niagara Falls to the top of the Bruce Peninsula, runs just behind their property where hikers can literally spend weeks or months on backcountry and rural trails.

    Design Solution

    DTA designed two rectangular ‘buildings’ following the contours of the landscape and positioned them slightly skewed to each other. They are joined by a central circulation spine that houses the main entry and a stair access to the children’s walk-out level below.

    The main floor of the larger ‘building’ houses all the primary functions of the house and, as a feature, was designed to function independently of the other secondary ‘building’ should the owners wish to inhabit only a small part of the house — when arriving for the weekend in winter on a cold Friday evening, for example, or in refuge from a power failure. The main floor of the secondary wing houses the service functions and a guest room. See attached plans.

    A separate garage and loft was designed a distance from the house to separate car from home, and while some may find this an inconvenience, Tom and Katherine grew up with this detachment in their own family’s homes and find the short walk to the car a delight and enjoyable. The loft will also provide for future guest quarters, teenage living or an office for Tom when he moves up full-time from his office in Toronto.

    The long axis of the house aligns with the contours of the land and runs north-south offering views to the ski hills and Georgian Bay to the east and opening up to sunny après ski gatherings to the west through commercial clerestory windows. During the summer, shade trees keep the house cool and natural evening breezes migrating down the slope flow through the house.

    A feature detail on the exterior cladding is an aluminum reveal which runs vertically at window and door jambs for several reasons: to modularize the elevation; facilitate cutting and fastening of the siding; and eliminate leaving siding joint locations up to the installer. While the builder was hesitant at first, he embraced the idea and used the reveal at all jambs, thereby using short boards of less than a foot in length and virtually eliminating scrap waste.

     

  • Third Line House

    The owners wanted a commanding view. When they first found the 100-acre property with views out to south Georgian Bay and back to rural farmland, they knew where the house would be sited – high atop an ancient drumlin 1,000 feet back from a county road. We drew great inspiration from areas of the site that were stripped away from vegetation, where soils had eroded and revealed colourful layers of sedimentary soil exposed and lay bare. We considered rammed earth walls, but were not sure if they would stand up to the exposure. Vegetation was sparse on the west side of the property. Hawthorns, grasses and other hardy plants grew here, plants that could resist the extreme heat of summer and bitter cold winds of winter. We knew this would be a challenging site.

    When construction started, people who drove the road regularly wondered if a motel was being built. The ever-present sloped trusses typical for construction in this area, were replaced with over-sized vented I-joists, almost flat in the Modern aesthetic of the design.

     

    The basic layout is comprised of two rectilinear forms, slid apart and shifted of parallel by seven degrees. The west wing is more adult self-contained encasing kitchen, dining, living, screened porch, den and utility on the main floor and master suite on the second. An office sits half way up another flight of stairs, not unlike the bridge on an ocean-going vessel. Indeed the building has been compared to an ark, left after flood waters receded. The east wing is low and hugs the ground, and encases recreation room, bedrooms, bathrooms, study area and children’s entry.

    The space between the wings became the binding knot in the middle of the composition, a residual wedge-shaped space that houses a main entry and staircase running vertically through both floors to the basement level.

    Views are commanding and windows were carefully placed to frame particular views in every room. Despite the extensive art collection, the owners found it difficult to compete with the framed views, some out to Georgian Bay in the distance, others to neighbouring barns and fields that blanket the countryside in this area of Ontario.

    Window trim was intentionally eliminated, instead using a small reveal between drywall and clear fir window seeming like the view was made possible by merely cutting through the exterior wall.

     

    The owners appreciated how the shifting rectilinear forms of the plan seemed to reach out into the landscape and stitch the building to the exposed site, the residual outdoor spaces near the building becoming partially enclosed outdoor rooms where depending on the season, the sun and the constant breezes, they could move around the building by day and enjoy different views of the landscape depending on their orientation.

    The exposed layers of soil in the landscape were recalled in the seemingly random pattern of siding, made up of three different widths of boards, in fact in a pattern that repeated itself vertically every fifty-two inches. Exterior materials are few and low-maintenance including clear anodized aluminum cladding on fir windows, and pre-finished siding with a twenty-five year warranty on finish and an unprecedented fifty-five year warranty on the clear western red cedar.

    The connection to the landscape is furthered through a strong environmental design. The house is heated through geothermal pipes laid in the ground, a large heat sink built into the mechanical room in the basement. The narrow forms of each wing and careful placement of operable windows allows for natural daylighting and passive cooling, utilizing the prevailing breezes on this hill-top location.

    Natural materials were used where possible to further reduce the environmental footprint, both upstream and downstream over the life-cycle of the house, helping to keep  energy costs to a minimum.

     

  • South River Road Addition

    South River Road is ‘the back way’ to get between two rural Ontario towns known for their magnificent limestone buildings on the banks of the Grand River. Near this project, the road feels almost pastoral, on one side limestone embankments and thick cedar bush line the river, on the other side, farmers fields make a patchwork of colour. The pavement becomes a line separating the two landscapes, one worked by farm hands with neat rows of planted seeds open to the sky, the other dark and damp, sunlight crowded out by ancient cedars, blocking out views of the river from the road, and dotted with houses.

    Intentional or not, the layout of this addition recalled this axial divider, like an open book where the spine separates text from picture.

    The owners talents as gardeners and landscape designers largely drover this project, and it wasn’t until landscaping was stared in the following year that the building became inextricably knitted with the site. Stone from existing foundation and scatterings throughout the site were stockpiled on palettes for re-use both inside and out, and as landscaping elements in the constantly evolving gardens around the new addition.

     

    A full half of the program was dedicated for a three-season conservatory that would serve as a covered outdoor room in spring, summer and fall, and as a potted plant conservatory in the bleak of Ontario winters. The requirements of this room demanded large opening doorways not only to move over-sized plants indoors in temperate weather but also to open up the room as much as possible to the outdoors in better weather. Newly developed door designs by Canadian manufacturers allow exterior bi-fold doors to accordion out of the way and gather inconspicuously at edges of openings, leaving a clear unobstructed ten foot opening. All that remains of structure are majestic stone pillars at corners of the room when the doors are in their open position. Motorized vertical screens are ingeniously tucked inside structure above to conceal them from view.

    Passive solar heating was carefully designed using computer generated modeling, and 3-D vision with Christie Digital’s Cave in the Tannery building in downtown Kitchener. Here designers could set the particulars of time and day and virtually walk through a 3-D model of the room, monitoring the suns path across the sky, and how it would land on the hard stone and tile surfaces in the room, later releasing that energy back into the room at night. A story and a half of glazing on the south side on the Conservatory was shaded in summer by a generous overhang, but allowed the low-angle of winter sunlight to penetrate the room and achieve maximum solar gain during the coldest days of the year.

    Natural passive ventilation was achieved through a combination of operable doors, transom windows and clerestory windows to allow warm air to exit the space at the top of the vaulted ceiling, and cooler air to be drawn in next to the ground at grade.

     

    The other half of the program, was to replace a dated and small kitchen and fireplace nook with a vaulted, naturally-lit Modern kitchen more suited in size and configuration to preparing meals for large groups of sixteen or more, when family would gather for holidays, birthdays and other events.

    The design solution started with the demolition of the main floor kitchen and fireplace nook, salvaging stone and other materials wherever possible. The basement level was kept largely in tact, and serves as a summer kitchen while the renovation was being built. Functional programming diagrams led to the Kitchen/Sitting/Dining area remaining basically in the told footprint with the new Conservatory located to the south opening up to winter sunlight and natural passive heating. A large stone fireplace wall in the middle anchored the plan and served both the north and south sides of the new addition adding thermal separation between the two and providing a wall for shared fireplaces on both sides.

    In section, the solution lay in opening up the south wall to low-angle, winter solar gain, and opening up the north side to diffuse natural daylight. The resulting form led to a butterfly-roof, whereby the central spine, the fireplace wall, was low and intimate, and the exterior walls were tall and glazed, so named for the resemblance to butterfly’s wings. To better diffuse  and reflect the light inside these rooms, DTAL proposed using bow-trusses, whereby the underside of each truss was curved and spread light more evenly around the room.

     

  • Kraft house

    The Kraft House is a country private residence beyond a wooded, raised plateau overlooking agricultural fields in Waterloo County. Much of the property is protected by the Grand  River Conservation Authority and is farmed by a local farmer. It is within, ten minutes of downtown Waterloo but definitely has a rural feel, with horse farms and other rural uses nearby. A raised plateau on the north side of the site near the road was the only viable location to build, but would prove to serve the clients needs well.

    The owners are part of a multi-generational business family in the region and were starting a young family of their own, looking for a permanent residence with attached garage, outdoor patio spaces and separate pool and cabana. Because the land is zoned Agricultural, a separate accessory building was figured into the design for use as large vehicle storage and workshop.

    An early design solution was to conceal the garage and accessory building overhead doors by creating an L-shaped autocourt turned away from the front of the home, accessible under a covered porte-cochere. An existing overgrown farmer’s access lane to the road served as an alternate way for vehicles to enter and leave the site, rather than using the primary gated main entrance. Guests are thus treated to a relatively narrow paved lane bordered by lush landscaping, with no visual sign of garage or garage doors. A circular drive with widening for lay-by parking is not only a prominent landscaping feature but easily directs guests.

     

    The porte-cochere served three major functions: to direct guest traffic away from the private autocourt beyond; provide weather protection for the Family entry, which is often uses for doge walks and other daily casual comings and goings; and to act as a breezeway link to the adjacent accessory building.

    The existing wooded bush was retained to act as a buffer to the road and protect the house from strong winter winds which accelerate across open fields to the north and west. Other siting consideration included a walk-out basement and pool/cabana area west of the house near the Family room.

    An early request of the owner for a timber-framed component of the building figured predominantly in the design and became a strong ‘form-giver’, dictating window sizes and locations, roof slopes and building mass. DTAL worked closely with the Contractors and Engineers to resolve coordination issues between the timber frame and those areas of the house built with traditional framing.

     

    Though initially budgeted for about twenty-five percent of the primary building, cost efficiencies led to all the primary building being framed with timber, inefficiencies being realized with small-scale true timber frame. Thus the house is primarily enclosed with Structural Insulated Panels (SIPs) and a very high level of insulation.

    The house is heated through geothermal loops trenched under farmers fields, the soil and water content being optimal for heat exchange. Radiant loops in a lightweight concrete topping on the main floor and in the slab in the basement provide heat to the building. Supplemental air is provided to the second floor using the same geothermal system, which in summer is reversed to provide cooling as required. Passive solar cooling in the summer is achieved through a strategy to re-forest some of the strategic areas around the house, particularly in the southwest, external shading of windows and openings to reduce solar gain from entering the home, and through operable windows at multiple levels to take advantage of diagonal cross-room breezes.

    St Mary’s High School (SMHS) was originally founded in 1907 in downtown Kitchener as an all-girl school, to complement the all-boys St Jerome’s High School located nearby. As the student population grew a number of buildings in the downtown core were added to the campus of buildings and in 1990 the school became co-ed. Faced with aging infrastructure incapable of providing the type of curriculum being asked of it, the Catholic board purchased a suburban property and made plans to move the school to a new, state of the art facility all under one roof.

    Originally designed for 1,800 students, the school opened with a population of 2,200 students making it one of the largest high schools in Ontario.

    Having been burdened with a series of downtown building incapable of easily being re-adapted as needs change, the board requested SMHS be designed to allow for changing curriculums and changing needs in the future. They also wanted a facility that could be used during times outside school hours and thus a triple-gym athletic complex and a shared public library were added to the program, designed such that they would serve the students needs but also function independently, in turn reducing the environmental footprint of the building.

     

    Of primary importance, the new design was to respect the Core Values written by the high school based on ideals derived from religion, education and community.

    Two site conditions were initially treated negatively by the owners: the site had a significant slope of about 25% across the site; and a major storm water outlet emptied on to the property from a residential neighbourhood above the site, and drained through an open swale to a nearby creek, cutting the site in half. One of the greatest assets any Architect can bring to a project is the ability to turn negative traits into positive features.

    By stacking like-minded uses into linear blocks and arranging them parallel to the slope the design team used the cross-fall to the owners’ advantage by maximizing the number of floors having access to grade. The lower floor contained gym, cafeteria and technology spaces, while the main floor contained administration spaces, soft tech studios, special needs spaces, academic classrooms, shared public library and a large two-story forum, which bisected the plan following the slope, linking the two floors vertically and binding school functions on one side with public accessible athletic complex and the shared Country Hills Kitchener Public Library on the other. In this manner, double the amount of floor area accessing ground was designed into the plan.

     

    Storm-water management was converted into a positive feature by handling the outlet from the adjacent neighbourhood and re-routing it to an at-grade storm-water management (SWM) pond planted with vegetation designed to naturally drop particulates and cleanse the drainage water before releasing it to the adjacent Schneider Creek. Through the use of pervious material where possible the number of catch basins required for this site was reduced by one third, storm-water became an amenity and curriculum was oriented in a manner such that students became the stewards over a new eco-system and the creek downstream from the new marsh on the property.

    Other sustainable site works included minimizing the cut/fill on the site when designing the building but also the number of sports fields and multi-purpose pad on the site, landscaping with drought-resistant plants; and using a specialty turf ‘No-Mow’ designed by the turf management faculty of the Landscape Department at the University of Guelph.

     

  • Laurier Lazaridis Hall

    Teaming has become more commonplace in recent years as an alternative way of servicing a client’s needs and bringing strengths of different firms together to better deliver a project. DTAL and DSAI first teamed in 2007 on a project for the City of Kitchener and teamed again on this project for Laurier, where DTAL was involved in every stage of the project from Pre-Design through to the end of Construction Administration.

    The $73 million dollar Lazaridis Hall will be a signature building for Laurier and the City of Waterloo as Laurier develops its first site across University Avenue from their main campus and builds the latest in what has been a string of new business schools built across the country. The 20,450sm facility will house the Lazaridis School of Business and Economics and the Department of Mathematics in this state of the art facility.

     

    The building features a 1,000 seat Auditorium and a large range of teaching spaces from a 300-seat lecture hall, case-study classrooms, two active learning classrooms, a number of 150-seat and 75-seat classrooms, and a leading edge financial lab with Bloomberg terminals. The Math department will also have three math labs as well as faculty and administrative space. The main Auditorium will become the new home to Convocation for the University and will be rented out to interested groups for leading events.

    Lazaridis Hall is designed for Silver LEED certification, with a focus on environmentally sustainable features. Forestry Stewardship Certified (FSW) building products will be used whenever possible. An underground cistern will capture rainwater off the roof for use as greywater throughout the building. High efficiency lighting and an effective use of natural light will help conserve energy. All lights have occupancy sensors, automatically turning on or off as people enter or leave a room.

     

    The chilled beam heating and cooling system will also adjust automatically, turning off and recycling air when no one is within the area. This cost-effective, energy-efficient system will also be adapted in an especially efficient manner for the auditorium. The heating and cooling will come from under the auditorium seats, ensuring that students and guests are surrounded by comfortable temperatures but energy is not wasted in the broad expanse of air flowing above the crowd. The tall glass surrounding the main entrance will have a bird-friendly application, with special markings to warn birds of its solid structure.

    A solar-powered carport is on the site with electric charging capacity for cars, trucks and scooters. The roof will be ready to be outfitted with solar panels, pending funding, which would be placed on the east portion of the building, running north to south.’ (WLU Environmental Features)

     

  • Malabar House

    This was the first major residential commission for David after returning to Ontario from ten years in Vancouver. He was working with RHL Architects in Kitchener at the time. The owners approached RHL with a site and intent to build a Colonial style house, but on first review of the wooded and very sloped site, David suggested they consider a Shingle style house, which would allow the design solution to break from the static symmetry associated with Colonial and allow the design to meaner with the site contours, bringing in different forms where needed, while still keeping the traditional, homey feeling of a Colonial house. The owners were skeptical at first, not knowing the style, but on reviewing precedents from the UK, eastern seaboard of the US, in particular the Hamptons in New York state, they quickly approved the change and an engaging design process was born.

    A Shingle style home is relaxed and comfortable, associated with traditional family values and can be made more formal, or informal, to suit the needs of the individual project. As its name implies, one of the main exterior materials are cedar shingles, which typically adorn the roof and some or all of the walls. A careful look at the roof shows a horizontal shadow line created by doubling up every sixth row of shingles. Other materials include painted siding, brick, stone and typically ample painted wood trim at eaves, gable ends, windows and doors, and covered porches. Columns are oversized and simple, wood soffits are often natural tongue and groove wood coated with clear varnish to recall wooden boats.

    Summer cottage-goers, the owners wanted a home that would be well-suited to fall, winter and spring living, and take advantage of the beautifully treed, south-facing lot located on a quiet cul-de-sac near the edge of town. A stream bisects the front yard and is heavily controlled by the local Conservation Authority. Privacy was important to this family often in the public eye, and the stream was not only a great amenity but also allowed the house to be sited well back from the road, majestic trees near the stream providing a natural buffer to the street.

    The design solution lay in strengthening pros of the site and lessening the cons. The stream and downhill slope on the south side, encourage family spaces to be flipped from the typical rear yard, which faced north and uphill, to the front and south side of the plan, using operable windows to naturally ventilate but more importantly bring the sounds of the babbling stream inside the house. A side yard on the west side then, became the family’s outdoor space with cabana, vanishing edge pool, hardscape patios and spa, while the north rear yard sheltered a private Living and Dining and house part of the owners’ extensive Canadian art collection.

     

    The Kitchen, traditionally the hub of a family home, anchored the middle of he plan, and was centrally located on the main floor. Cabinets built into the perimeter walls created a thick transition to adjacent spaces, which at openings became thresholds between two rooms that could be closed off using ingeniously concealed hardware that turned wall panels into double doors. Though centrally located, the Kitchen could be easily closed off from adjacent rooms.

    Other design features in this house include a custom-designed, glazed cupola over the main staircase, secret children’s hideaways concealed in residual attic spaces, indoor lap pool and fitness room in the basement walk-out level, and radiant floor heating.

     

  • Eastgate House

    The owners of this shingle-style house had contracted DTAL to do a feasibility study on whether or not they should move out of their existing house and renovate, or purchase a new property and construct a new home. They had been in their existing house for a number of years and had grown attached to the neighbourhood and community, but their needs had changed and it was uncertain their existing home could accommodate them. The property and building were critically evaluated based on a number of different factors, a program was written, plans drawn and proposed solutions evaluated before it decided to move and start afresh.

    As is often the case in urban areas, parking became a crux of the site planning solution. DTAL was convinced the garage doors should be turned perpendicular to the street allowing the main façade of the house to face the street unchallenged, pushing the mass of the house back to where the property was wider, and allowing the driveway to become a heavily landscaped multi-purpose courtyard on the west side of the property, where both car and foot traffic are equal.

    DTAL worked with the owners and their real estate agent to search out and evaluate potential properties before the owners settled on a wedge-shaped site next to a natural greenbelt, on a quiet cul-de-sac near their existing house. Immediately DTAL began site review and program analysis, and started laying out different activities and uses on the site to take into account all the parameters discussed so far, remaining open to discovering new ones as part of the design process.

     

    The widest part of the property was left in the rear yard then, where the owner’s talents as landscape design and gardener are amply displayed.

    In the end, a Minor Variance was required to accommodate the buildings with the particulars of the site, and it received unanimous approval from the Review Committee.

    A tee-shaped plan emerged as the most viable layout for the site whereby the north wing running down the north sideyard contained functional uses near the garage and the front of the house, and Master Suite and home Office near the rear of the house, with access out to the patios and lush landscaped rear yard.

    The stem of the tee-shaped plan became the shared family and entertaining areas including Kitchen, Dining, Family and Den and provided the façade of the house facing the street. Second story bedrooms for children and guests were nestled in the roofscape, typical of a Shingle-style home.

     

    From the outset of design, the Kitchen was to be the epi-centre of the house from which other activities evolved. While centrally located and open to the rear yard and Family Room, it is blocked from the Main Entry by a solid, feature art wall with open ends, around which traffic flows. This wall is part of a pilastered, spinal hallway that works well in diverting foot traffic out of the Kitchen, though a minor combination hall and Kitchen office on the other side of the Kitchen leads to the Master Suite. An exquisite coffered ceiling distinguishes the Kitchen from other areas of the house.

    The exterior palette is limited with low-maintenance random-layed stone as a base layer, pre-finished aluminum clad wood windows, pre-finished double-dipped cedar shingles and environmentally friendly blended simulated slate roofing. Trim is substantial both inside and out, in keeping with this style.

    Once the shoreline of Lake Huron’s Georgian Bay and molded by receding glaciers, the properties on the Old Mail Road have generous views of the water and distant ski hills. Though close to nearby towns, the property has a remote feel due to the interruption of the concession and sideroad grid by the rugged Niagara Escarpment. The seven hundred kilometer Bruce Trail, which runs from Niagara Falls to the top of the Bruce Peninsula, runs just behind their property where hikers can literally spend weeks or months on backcountry and rural trails.

    Design Solution

    DTA designed two rectangular ‘buildings’ following the contours of the landscape and positioned them slightly skewed to each other. They are joined by a central circulation spine that houses the main entry and a stair access to the children’s walk-out level below.

    The main floor of the larger ‘building’ houses all the primary functions of the house and, as a feature, was designed to function independently of the other secondary ‘building’ should the owners wish to inhabit only a small part of the house — when arriving for the weekend in winter on a cold Friday evening, for example, or in refuge from a power failure. The main floor of the secondary wing houses the service functions and a guest room. See attached plans.

    A separate garage and loft was designed a distance from the house to separate car from home, and while some may find this an inconvenience, Tom and Katherine grew up with this detachment in their own family’s homes and find the short walk to the car a delight and enjoyable. The loft will also provide for future guest quarters, teenage living or an office for Tom when he moves up full-time from his office in Toronto.

    The long axis of the house aligns with the contours of the land and runs north-south offering views to the ski hills and Georgian Bay to the east and opening up to sunny après ski gatherings to the west through commercial clerestory windows. During the summer, shade trees keep the house cool and natural evening breezes migrating down the slope flow through the house.

    A feature detail on the exterior cladding is an aluminum reveal which runs vertically at window and door jambs for several reasons: to modularize the elevation; facilitate cutting and fastening of the siding; and eliminate leaving siding joint locations up to the installer. While the builder was hesitant at first, he embraced the idea and used the reveal at all jambs, thereby using short boards of less than a foot in length and virtually eliminating scrap waste.
